Client Brief

Our clients in Carrigaline required a full balcony strip-out and preparation works ahead of a planned re-roofing project.

The goal was to safely remove existing balcony finishes and damaged materials, prepare the structure for upcoming roofing works, and ensure the area was ready for a smooth and efficient refurbishment process.

Balcony Strip-Out & Preparation for Re-Roofing in Carriagline

Step 1: Scaffolding Installation

  • Installed scaffolding around the balcony to provide a safe and stable working platform.

  • Included guardrails and proper access points in accordance with safety regulations.

Step 2: Removal of Balcony Components

  • Carefully removed the existing balcony railings to gain full access to the work area.

  • Stripped back the balcony surface, removing all damaged and rotten timber.

  • Removed deteriorated rubber sealant to expose the base structure.

Step 3: Site Clearance

  • All waste materials and debris were safely removed from the site.

  • Work area was cleaned and cleared to ensure a safe and efficient handover.

Step 4: Handover for Roof Installation

  • Site was left fully prepared for the carpenter to proceed with the installation of a new roof structure.

  • Scaffolding access was retained for the next phase of works.

Project Outcome

The completed project provided a clean and fully prepared balcony structure ready for the next phase of re-roofing works. Existing damaged materials and outdated finishes were safely removed, allowing clear access for contractors and ensuring the structural areas could be properly inspected and refurbished.
The strip-out and preparation works helped streamline the overall renovation process while improving site safety and setting the foundation for a durable, weather-protected roofing system.
